At the Greater Lowndes Planning Commission (GLPC) meeting this evening at 5:30 PM, the only sizeable rezoning they will discuss will be REZ-2022-16 Townes at 4443, 4443 Bemiss Road, and that one is next to another subdivision, on the county’s main northside drag.

It will be interesting to see how this Valdosta rezoning goes, after recent shenanigans involving a Lowndes County halfway house rezoning: REZ-2022-16 Townes at 4443, 4443 Bemiss Road.

The Valdosta Lowndes County Development Authority (VLCDA) wants to rezone and annex into Valdosta an acres at 1349 Old Statenville Road, which is next to one of VLCDA’s existing industrial parks. Continue reading →

The most contentious case at the Greater Lowndes Planning Commission on August 29, 2022, was, at 28 minutes, Lowndes County REZ-2022-15 Gary O’Neal, 2547 US 84 West, 0089-094 and 095, 3.24 Acres, Current Zoning: R-21 (Medium Density Residential) Proposed Zoning: C-H (Highway Commercial). County rehab center vote invalid –Valdosta Daily Times 2022-09-12

Update 2022-09-13: GA Forestry, $3 million, redoing 2 rezonings, 3 extraterritorial water and sewer @ LCC 2022-09-12.

The newspaper of record reported on the unusual redo of a zoning decision by the Lowndes County Commission, noting the Commissioners did not follow the law in at least two ways.

But it did not say who discovered those infractions: the County Attorney? The County Planner? The Chairman who cast the tie-breaking vote? Somebody who sued or threatened to sue?

Meanwhile, the Commission will proceed with correcting its infractions in three agenda items this evening.

I wonder if the developer at Wainwright Drive in Valdosta knows about the repeated sewer leaks on One Mile Branch? And will Valdosta ever fix those before something else is built near there, putting more load on the sewer system?

Almost all of the four Remerton cases are variances, because Remerton does its own variances without going through Zoning Board of Appeals (ZBOA).

Hahira has a partly commercial rezoning northeast of I-75 Exit 29.

Lowndes County has one rezoning from residential to highway commercial.

Videos: Comprehensive Plan Update Public Hearing 2 @ LCC 2021-10-26

Only one citizen showed up to speak: David Houtz, who asked Commissioners not to change the Character Area Maps, and said he had not seen the latest plan. SGRC’s Elizabeth Backe handed him a copy; she also presented a summary of the process at the beginning of the meeting, and clarified process later.

You can see in this LAKE video a discussion between Valdosta and Hahira City Planner Matt Martin and Lowndes County Commissioner Scottie Orenstein about changes to the Hahira Character Area map is not recorded in the minutes, as well as the rest of the 17-minute meeting.

Commissioners discussed the Comprehensive Plan Update again this morning in their Work Session, and they will approve it tomorrow afternoon at 5:30 PM in their Regular Session. Continue reading →

Videos: Four Lowndes County rezonings, communications tower, Hahira office buildings @ GLPC 2021-10-25

Longest at 26 minutes was the rezoning for relocation of an “automobile inventory” to 3436 Mt. Zion Church Road.

Second at 19 minutes was the Hahira rezoning for office buildings in Hahira at 515 South Church Street, which got conditions.

Third at almost 13 minutes was the communications tower for CitySwitch at 5010 Bemiss Road, just north of the Lowndes County fire station.

The other two county rezonings were four minutes each.
