Riverview development next to Withlacoochee River? @ GLPC 2014-07-28

A flood plain rezoning next to the Withlacoochee river came back from 2011, at the 28 July 2014 Planning Commission meeting, which voted unanimously for, as did the Valdosta City Council later.

7. VA-2014-05 Riverview Development LLC

Video. This is parcel 0074 088 on North Valdosta Road behind Music Funeral Home, next to Langdale Park, on the other side of the Withlacoochee River from Foxborough.

City Planner Matt Martin said only a tiny part of the property was in the floodplain of the Withlacoochee River.

Applicant hadn’t done anything since the city fiddled with the LDR, and now wanted to market the property for commercial development, which requires a rezoning.

Guy Daughtry spoke for, saying since the annexation the only positive thing he’d done was to pay more taxes to the city. GLPC member Jody Hall wanted to know if he was going to come back with a new plan for development. Answer: yes. Nobody else spoke for or against. Commission with no further discussion unanimously voted to approve; Hall made the motion; Wildes seconded.

Apparently it was previously discussed in 2011, only a few years out from the 2009 flood. Valdosta City Council Amended Agenda 10 February 2011:

5.c) Consideration of an Ordinance to annex a total of 3.59 acres as requested by Riverview Development (File No. VA-2011-02). The property is located along the west side of North Valdosta Road immediately behind Music Funeral Home. The Planning Commission reviewed this request at their January Regular Meeting and recommended approval (8-0 vote).

Valdosta City Council Minutes 10 February 2011 say for the rezoning Guy Daughtry, Bill Nijem, and Roy Taylor spoke in favor, nobody spoke against, Council Tim Carroll moved to rezone, Council Deidra White seconded, Council u nanimously approved. For the annexation nobody spoke, Carroll moved, White seconded, vote was again 6:0 for.

5.a) Consideration of an Ordinance for rezoning 3.59 acres from Mixed-Use Development (MXD) to Community-Commercial (C-C) as requested by Riverview Development, LLC (File No. VA-2014-05). The property is located 3819 North Valdosta Road. The Greater Lowndes Planning Commission reviewed this request at their July Regular meeting and recommended approval (8-0 vote).

Stuart Taylor reported for the VDT 8 August 2014, Valdosta raises millage rate,

The council voted to approve a rezoning request from Riverview Development for a 3.59 acre property at 3819 N. Valdosta Rd. The property was changed from Mixed-Use Development (MXD) to Community-Commercial (C-C).
