Videos: 4 Dasher, 2 Lowndes County inc. comm. tower in Langdale Park, 2 Valdosta, 1 Hahira @ GLPC 2026-06-29

The Greater Lowndes Planning Commissioners (GLPC) approved everything unanimously, except for three split votes: on the proposed communications tower in Langdale Park (see below), on a CUP for a mobile home in a single-family residential zoning district in Valdosta (see below), and on setback variances at Exit 29 in Hahira (see below).

They heard all the Dasher cases together, then voted on them one by one.

For Lowndes County case 7. REZ-2026-14 6808 Wisenbaker Road

there was quite a bit of discussion about use of a dirt road but applicant said that they never used the dirt road because there are two paved access lanes to the parcel.

Regarding 8. TWR-2026-02 Bermuda Run, 3781 North Valdosta Road

I was the only speaker in opposition. My main point was that county staff had not supplied information in a timely manner so that the public, or even the Planning Commissioners, would have adequate time to consider the evidence. Plus according to conformance with the ULDC, which is what staff said the Commissioners were supposed to be evaluating, the tower does not fit in Langdale Park. For my points, see Packet: Propagation maps for Verizon tower in Langdale Park @ GLPC 2026-06-29.

They did recommend approval, but with a split vote, 5 to 2.

Regarding 9. CU-2026-05 Request by Tierra Inman for a Conditional Use Permit (CUP) for the placement of a mobile home in a Single-family Residential (R-6) zoning district

Gretchen Quarterman spoke in favor, in addition to the applicant. Gretchen also noted:

Interesting language bias here. Mobile homes are now called manufactured homes, but city staff still use older language. Affordable housing is an issue in the area.

Yes, there are places where a manufactured home would not fit the character of the neighborhood. That is not the case on this parcel.

City recommended denial. Commission recommended approval 8-0-1 Commissioner Foreman recused himself before the case was heard.

For 11. HA-2026-01 – Williams Investment, GA122 variances to access standards,

Gretchen made quite a few notes:

Variances are generally heard by the Zoning Board of Appeals (a decision making board) but Hahira handles variances differently. The GLPC makes a recommendation, and the Hahira City Council makes the final decision.

City of Hahira Case:
FINAL ACTION by the City of Hahira Mayor-Council,
Thursday, July 2nd, 2026, 6:00 p.m.
301 W. Main Street (Hahira Courthouse), Hahira, Georgia
Point of Contact: Matt Martin – Planning Director (229) 259-3529

11. HA-2026-01 Request by Williams Investment Co. for certain variances to Section 5-6.1 of the Hahira Subdivision Regulations as it pertains to access standards, as well as to Section 6-1 of the Hahira Zoning Ordinance as it pertains to lot width requirements in a Highway Commercial (C-H) zoning district. The subject property is located along the west side of Union Road, south of GA Highway 122 West, in Hahira, GA (all or part of Tax Map Parcel 0026 008).

Staff recommendation was denial.

The discussion centered on the shape, size, and proposed access of the parcel(s). There certainly are unusual aspects of this parcel as it fronts both I75 and GA-122 with no actual access available.

Split vote, recommending approval.
