Frontage, trees, daycare, and Wal-Mart @ ZBOA 2014-06-03

Two Lowndes County cases ( road frontage and tree protection), and two Valdosta Valdosta cases (daycares on busy streets and Wal-Mart parking). The county cases are both variances from the Unified Land Development Code (ULDC) and the city cases are both variances from Valdosta’s Land Development Regulations (LDR), and both the ULDC and LDR are supposed to be consistent with the Comprehensive Plan.

One ULDC variance @ ZBOA 2014-05-06 @ ZBOA 2014-05-06

You can see in this video that ZBOA granted the one Lowndes County ULDC variance, for lot access and road frontage.

Even though according to the Lowndes County Tax Assessors’ maps, 3041 Touchton Road doesn’t actually touch Touchton Road, or any other road, it does have a 25 foot easement through adjoining property. The owner wants to record a survey for the property, and perhaps to sell it. The question was whether that existing easement could be used instead of the usual 60 foot easement.

This was one of the briefest ZBOA meetings (14 minutes, of which two and a half were introductory material, since there was only one case, and it was quick to decide. And ZBOA does actually decide, unlike the Planning Commission, which only recommends.

North Valdosta Church of God came to a decision. Plus a house variance in Lowndes County was approved unanimously, and a gas station variance got its building variance approved, but its other variance requests denided, all on a split vote. in Valdosta. ZBOA considers UHS Pruitt variance at Two Mile Branch on Lee Street @ ZBOA 2013-09-10

Right about now the Zoning Board of Appeals is considering a variance on stream buffers for the medical expansion across Two Mile Branch, as promised at the Planning Commission and Valdosta City Council. It never flooded there before, right? Nevermind that flood control measures encourage settling too close and provoke severe flooding events and just yesterday I heard people complaining about water running over Lee Street just downstream from the subject location. How will adding more impervious cover right next to the creek help that flooding?
