MAZ 1-3<br \/>\nis no exception and must be evaluated to make sure that it is<br \/>\nbalanced and consistent.\n<\/p><\/blockquote>\n<p>\nI appreciate that.\n<\/p>\n<blockquote style=\"font-style: normal; font-size: 80%;\"><p>\nWe have discovered a few inconsistencies with the MAZ which are<br \/>\nnot practical and making adjustments will in no way put Moody Air<br \/>\nForce Base in peril. I was recently informed that Lowndes County<br \/>\nis the only community in the country with a MAZ, which means we<br \/>\nhave gone to greater lengths than any other community to protect<br \/>\nagainst encroachment. Making minor adjustments is necessary with<br \/>\nall ordinances and, even if the proposed changes are made, we still<br \/>\nhave the only MAZ in the country. Making minor adjustments in an<br \/>\neffort to promote consistency and eliminate duplication is not equal<br \/>\nto an all out assault on Moody.\n<\/p><\/blockquote>\n<p>\nI have many concerns about the continued presence of Moody AFB in<br \/>\nour community. Moody is a $400M+ economic engine and its loss or<br \/>\nreduction\n<\/p><\/blockquote>\n<p><!--more--><\/p>\n<blockquote><p>\nwould have dramatic consequences on our local community.<br \/>\nChairman Paulk encouraged a $150M gamble on the SPLOST vote and<br \/>\nlost. I would not want our community to take a $400M annual bet<br \/>\nand lose MAFB.\n<\/p>\n<p>\nI certainly understand the &#8220;property rights&#8221; arguments regarding<br \/>\nzoning and planning, however an &#8220;every property owner for himself&#8221;<br \/>\nmindset will not take us to a good end. As a community we need<br \/>\nto protect not only the base but also VSU and South Georgia Medical.<br \/>\nWe are, as you say, a national leader in zoning protection for<br \/>\nthe base. Isn&#8217;t it nice to be a leading community, rather than<br \/>\na following one?\n<\/p>\n<p>\nIt is my understanding that perhaps one of the concerns that the<br \/>\ncommissioners have is that the base has housing closer already<br \/>\nthan the proposed Joyner development. This certainly is true<br \/>\nbut the more houses that are built, the less places there are for<br \/>\nairplanes to crash (and they do crash). I am not against dense<br \/>\nhousing. In fact, I am an advocate for housing built close<br \/>\nto existing services.\n<\/p>\n<p>\nFinally, it&#8217;s not actually clear to me that our community<br \/>\nneeds more housing at this time. I understand that developers<br \/>\nare in business to make money and that government is not<br \/>\nin the business of telling someone when or where they can<br \/>\n<a href=\"\/blog\/2012\/12\/valdosta-housing-prices-still-dropping-forbes.html\"><br \/>\n<img loading=\"lazy\" decoding=\"async\" style=\"float:right;border:none;\" class=\"at-xid-6a0120a58214e4970b017ee606c4b6970d\" src=\"\/blog\/images\/6a0120a58214e4970b017ee606c4b6970d-pi.png\"   width=\"260\" height=\"186\"  \/><\/a><br \/>\nbuild, however given that the Valdosta area is one of four<br \/>\nin the state where housing prices continue to decline,\n<\/p>\n<p>\n<a href=\"http:\/\/www.forbes.com\/sites\/morganbrennan\/2012\/12\/06\/cities-where-home-prices-are-still-plunging\/\"><br \/>\nhttp:\/\/www.forbes.com\/sites\/morganbrennan\/2012\/12\/06\/cities-where-home-prices-are-still-plunging\/<\/a>\n<\/p>\n<p>\nit seems to me that we don&#8217;t actually need more housing just now.\n<\/p>\n<p>\nI am also concerned that the developer in question (Joyner Realty)<br \/>\nis the same one to whom the county donated $130,000 of labor to<br \/>\nimprove Davidson Road a few years ago. Is our local government<br \/>\nin the business of helping developers? If so, under what conditions<br \/>\nand why?\n<\/p>\n<blockquote style=\"font-style: normal; font-size: 80%;\"><p>\nThe County has spent enormous amounts of tax revenues in the last<br \/>\nfew years to give Moody Air Force Base an advantage over other bases<br \/>\nin terms of infrastructure and access.
