Commission has is that their responsibilities were not\r\nspecifically what the use would be, but land use, as in what was allowable.\r\nHe said his understanding was that the applicant was trying to make\r\nthe property enticing so as to attract a prospect.\r\nAnd if whatever it was did not fit M-1, it would probably be back for rezoning again.\r\n<p being so close to I-75,\r\nwhether they should be considering so many conditions.\r\n<p>\r\nThe Chairman said he had a concern that conditions require enforcement,\r\nwhich would be more work for Code Enforcement.\r\n<p>\r\nHe asked the County Planner what the normal buffer was.\r\n<p>\r\nAnswer: the minimum buffer requirement for M-1 is 40 feet,\r\nso 200 feet is five times that.\r\n<p>\r\nCommissioner Mark Wisenbaker was still concerned as to the actual intention,\r\nas in light manufacturing or something else,\r\nespecially considering Coleman Road was not adequate for heavy truck traffic.\r\n<p>\r\nThe Chairman wanted to know if they could get the land use requirements for M-1 by the Regular Session tomorrow evening.\r\n<p>\r\nAnswer: they&#8217;re already in the too many conditions.\r\n<p>\r\nThe Chairman said many of the conditions were required anyway.\r\n<p>\r\nWell, certainly Condition 1, prohibiting access from the streets in Foxborough,\r\nis not a usual condition.\r\n<p>\r\nAnyway, the Chairman also said he thought the people who spoke against\r\nthis rezoning in the Planning Commission were more concerned with the\r\nrecent tree cutting in the Motley tract due west of Foxborough.\r\n<p>\r\nWell, they did mention that, but as motivation for being concerned about\r\nsimilar clearcutting, noise, etc. on the subject property.\r\nAnd that was not their only concern.\r\n<p>\r\nTomorrow evening is the final Public Hearing,\r\nso people can come clarify their positions.\r\n<p>\r\nThe seven conditions that the Planning Commission recommended by a 4:3 vote for the warehouse rezoning are:\r\n<p style=\"text-align:center;font-size:80%;font-style:italic\">\r\n<a title=\"REZ-2025-11 Conditions\" name=\"Warehouse-Rezoning:REZ202511-Conditions\" interior roads.\r\n<li> A 200&#8242; undisturbed buffer shall be required along the Northern,\r\nand Southern property lines abutting current Residential Zoning\r\nDistrict boundaries.\r\n<li> Any lighting located on the property shall be shielded and\r\ndirected to avoid direct illumination of adjacent properties zoned\r\nResidentially.\r\n<li> Any loudspeakers, paging systems, or electromagnetic\r\ninterference generated on or by uses of the property shall be\r\ndesigned, installed and used such that they are not discernable at\r\nany abutting property line zoned
